The Housing Crisis

The day after signing the 7 billion economic stimulus package, President Obama unveiled his housing plan which involves a hefty billion to help prevent about nine million Americans from losing their homes. This is a sign that underscores the urgency of solving the economic crisis. The President made the announcement in Arizona, which is on of the states hardest hit by foreclosures. The housing problem is viewed by many as the source of the economic crisis. The President believes that housing crisis, the financial crisis and the broader economic crisis are interconnected and by solving the housing problem, the economy might recover.

Nearly 27% of the 52 million homeowners in the U.S. with a mortgage owe more on their mortgage than their homes are worth right now. The president’s plan is aimed at helping borrowers in that predicament, and those who are in danger of foreclosure.

The main cause of the mortgage crisis is the subprime mortgage. According to Wikipedia “subprime lending is the practice of lending, mainly in the form of mortgages for the purchase of residences, to borrowers who do not meet the usual criteria for borrowing at the lowest prevailing market interest rate”. The criteria can be the borrower’s credit score, credit history and others. If the borrower becomes delinquent in making payments to the loan provider, the lender will take possession of the property. This process is called foreclosure.

The US mortgage market is estimated to be ,000 billion. 13% of which is the subprime market. This is a huge amount and has a bearing on the economy the subprime market share of the United States GDP is 9%.

Why did financial institutions support giving subprime mortgages? Prior the crisis, government policies and competitive pressures had encouraged higher risk lending practices. Also in addition, loan incentives such as easy initial terms and the long-term trend of rising housing prices had encouraged borrowers to think that they can afford the loan. But that is not the case, sometime in 2006 to 2007, interest rates started to increase and housing prices started to drop. This made refinancing a mortgage difficult, resulting to an increase in defaults and foreclosures.

Lenders alone are normally responsible for the mortgages they issued. But it is possible for the lender to sell the right to receive the payments on the mortgages through securitization. These are called mortgage backed securities (MBS) and collateralized debt obligations (CDO). Those involved in MBS and CDOs can also insure against credit risk by buying credit defaults swaps (CDS) which guarantees that the bond principal and interest would be paid in full. Most of the mortgages have CDS, when the foreclosures started, the holders of mortgage backed bonds demanded to be compensated for their losses. The sellers of credit default swaps like AIC, Lehman Brothers, Merrill Lynch, and Wachovia did not have funds to realize these guarantees.

This is what brought down the US financial giants which cascaded through the banking, lending and the whole US economy and finally the world. The US mortgage crisis prompted governments worldwide to implement their own economic stimulus and their respective central banks to cut interest rates. These actions are designed to stimulate economic growth and inspire confidence in the global financial markets.

Like most Americans, you probably have some debt. Maybe you have poor credit, too. Or you just have zero credit, like most students straight out of college. Well, never fear, there are some things you can do to improve your chances of getting that loan. Be it a car loan or a home loan, these tactics will help:

This is a world where if you don’t know your finances, you will get taken advantage of, sooner or later. Unfortunately, finance is not taught in most high schools. Most people graduate with little sense of how to even balance a checkbook, let alone invest their money for retirement.

You’ve got to take your financial education into your own hands. It will be empowering, I promise. You could start by reading some small articles on wikipedia. Pick something that interest you, or something you’ve always been curious about, and Google it. You might be curious about Swiss banks, or the stock market, or why your bank is called a credit union. Maybe you want to know what customer acquisition is, anyway. Read up on anything that interests you about finance. Anything you learn will help.

The next step, after exploring anything and everything to increase your financial literacy, is to get some advice. Suze Orman is a favorite of mine, and there are many other easy-to-read authors who have written books just for you. You will learn how to improve your credit, set financial priorities, save, and invest.

Even with poor credit, there may be a bank that will give you a loan. If you have a steady income and can show the bank that you are taking measures to solidify your credit, they may make an allowance. However, you may get denied on your first try. The loan officer at the bank is depending on software, largely, to make a decision about you. What kind of software? They may use a variety of tools to discover your financial history, including a business rule engine, loan origination system, and business process management tool, all of which give them detailed reports about your financial responsibilities.

If at first you don’t succeed, try try again

Your chances are better each time you apply, especially if you focus on community banks. Community banks are generally more willing to make exceptions for local citizens, rather than international banks, which are less sympathetic to people with challenging credit histories. A local bank needs your business, too. You will need to prove to them that you will be able to pay back your loan. Will you need to take a second or third job? Take on extra employment for the short term, provide documentation of that income to your bank, and borrow from family if you need to. Arriving at the bank with a printed out plan of how you will repay the loan, plus verification of employment or promised help from relatives, can make for a convincing loan application. Think of your loan application as a job interview. You will want to be organized and professional in every way possible.

Remember, even if you cannot secure a loan at this time in your life, you can take active steps to improve your financial situation, applying for a loan down the line. Soak up financial education in any way you can muster, keep an eye on your spending, and things can only improve for you.

The world is in chaos. The wars between countries with rivalry, the famine, the economical instability of countries due to the global financial crisis, and the worst of all, poverty, these are the maladies that kills millions of lives of our poor fellowmen around the world. So with this scenario, does the world have come to its end?

Many people are getting bothered about the things that are happening around them. They are thinking if these are already signs of the world’s destruction. But one thing is for sure, that these things are the result of man’s too much pride and man’s crooked-minds, his greediness, discontentment, and excessive obsession with money and power. That is why we have the so called PROBLEM.

Problem, as defined in the dictionary (Wikipedia), is an obstacle which makes it difficult to achieve a desired goal, objective or purpose. It refers to a situation, condition, or issue that is yet unresolved. In a broad sense, a problem exists when an individual becomes aware of a significant difference between what actually is and what is desired. From the given definitions, we can conclude that we, the human beings created by God, are the architects of all the problems in this world. Yes, we are the responsible ones for all the existing problems, but still we are victims.

As the world is gradually poisoned by these problems, we the inhabitants also suffered from our own mistakes. A perfect example is the alarming health problems that are spreading all over the world and according to an article (www.globalissues.org), over 26,500 children died around the world. The reasons, the silent killers such as poverty, hunger, diseases and illnesses, and other related causes. What a tragedy, that is why many organizations were established to stop this problem. These organizations whether non-profit or government-based have the same goal and that is to stop such problems before it’s too late. Usually, they go to deprived communities in different parts of the world to conduct volunteer medical missions, promote livelihood programs, and educate the inhabitants through trainings and symposiums.

Thanks to these philanthropic groups because though they cannot eliminate all the problems in this world but at least they can do something to lessen it. Their kind acts like volunteer medical missions and other charitable programs can be nothing in other’s eyes but it is meaningful in God’s. How glad to see such people who are concerned in helping his fellows, but is this enough? We should also do something…make our move…do our part before it’s too late!

First of all, this is a books and authors forum. Foreign Exchange trading is not an appropriate topic.

Since you were incapable of posting your question in a proper forum, might I suggest that your attempts at foreign exchange trading are likely to put you on the negative side of what is judged as a zero sum game.

I just did a little research on wikipedia.

Of the foreign ownership of US Treasuries, Japan has about the same share that China does:

Only 27.9% of US Teasuries are foreign or international. Half are owned by the Federal Reserve:

So doesn’t that mean that the national debt is mostly owed to private bankers based in the financial district of New York?
