Bank foreclosure real estate, also referred to as REOs (Real Estate Owned), is foreclosed real estate that is owned by the bank due to an unsuccessful foreclosure auction. There are several reasons the home may have not sold at the auction. The most common reason is negative equity- the bank foreclosure real estate is worth less than the amount owed to the bank. Of course, the bank seeks to receive the outstanding balance of the original loan; therefore, the minimum bid for the bank foreclosure real estate is usually the amount of the outstanding balance of the original loan, plus interest and any additional fees. No smart investor or buyer will consider bidding on such a property.

Nevertheless, an unsuccessful sale will not stop the bank from trying to make an attempt to get the bank foreclosure real estate sold. The bank will consider removing some or all liens and fees on the bank foreclosure real estate in order to get it on the real estate market and resell it to the public. The resell process may be retrying an auction or working through a Realtor.

This is a hot market for real estate investors. Real Estate investors take an eager interest in bank foreclosure real estate property. The market of foreclosed homes may be large; but, not always suitable for some investors. The foreclosed property may not meet some important needs. Nowadays home buyers and investors alike are scrambling through the market of bank foreclosure real estate looking for better deals. Though, most bank foreclosure real estate property is in poor condition, the low sale price of the home highly compensates for the property poor condition.

Investing in bank foreclosure real estate property offers a great return for investors. Bank foreclosure real estate by far offers greater deals than typical foreclosed homes. Real Estate Investors: Tips on Starting Out With Private Lending

One of the mistakes I was making early in my real estate investing business was I was putting my own money into deals. I would go out and get a primary mortgage mostly from – I was using WAMU at the time. Fortunately, I think they’re still in business. Then I would put my personal funds as the balance. I’d borrow 80% of the proceeds from WAMU. I’d put in 20% of the remaining purchase price of my own funds and then I would continue to put my own funds to rehab the property.

Like everybody, I have limited funds. I did that for a while and I ran out of money. Then it became kind of a shell game. I had to sell a property and recover all those monies to do the next deal. It became very inefficient.

I knew at that point, after a couple of years of that, that I had to figure out how to do this in a better way. At that point I went out and got a lot of education, started reading a lot, and started learning a lot from various real estate gurus to learn how to do this business the proper way.

Refining Private Lending

One of the things I started out very early on was private lending. I figured this would be the way that I could avoid having to put my own funds into a deal and would suddenly unlock the key here which would be I could go out and buy real estate without necessarily having to have the funds in my own bank account to get the deal done.

We went out and we started doing transactions with private lenders. Some of them went very smoothly. We were very successful and paid them off and were very successful. Other deals did not go particularly as smoothly, but ultimately those investors also got paid off, complete full payoffs. Some of them were very happy and have continued to do business with me today. Some have migrated on to other things.

One of the things we learned in this process was we refined our forms. We refined our marketing approach. We refined our program, what appealed to investors, what didn’t, and we continued to just refine it.

Seller Financing

Today I do some private lending, a lot less than I used to. Today when I do a real estate transaction I deal with seller financing. That’s the only way I’ll do a deal today, flat out. If the seller is not putting in 20-30% of the deal and in some cases 90 or 95%, if they’re free and clear property, I won’t do the deal.

There is less and less reason right now to do it with private lending. Ultimately, you do need private lenders to get off the ground and get started, but today there are a lot of sellers willing to put money into deals. One of the much larger sources of private lending funds right now is the sellers themselves.

As I spoke about, that’s the other half of private lending but that clearly is becoming more and more important, that piece of it. I’m sure it will continue to do so for a couple of years as the mortgage market and the financial market continue to struggle and to deteriorate somewhat. That’s where we’re at.

Real estate investors looking for real estate investing classes truly have a wealth of choices. This is great news, because real estate investing classes are an investment of time and money — both of which are non-renewable resources. Before you spend your precious hours and your dollars on any class, you should investigate to make sure that you select the right class.

Many online real estate investing classes are very sophisticated and useful. In many cases, less time is spent on housekeeping items and on chatting, and there is more of a focus on actually learning the material you need to know.

In addition, online real estate investing classes are useful for those investors who have busy lives. These classes can often be completed on a self-paced basis. You can study when you have the time, even if your days are already filled up with previous commitments.

Commercial loan is the primary service provided by most Commercial Hard Money Lenders. It is a short-term investment property loan, which is solely based on the value of real estate that is used as collateral.

Less Documentation The stated income commercial loan requires less documentation than a traditional commercial loan. In many cases since the loan is only underwritten to the properties cash flow or potential cash flow it is not necessary to provide as much documentation.

Easier approval process This commercial loan has an easier approval process because it does not have to be underwritten to both the property cash flow and a secondary repayment source such as the borrowers personal income.

Examples of a typical stated income commercial loan borrower include:

One advantage of Commercial Hard Money Lenders over Commercial Lenders is flexibility of loans. For example, if the purpose of commercial loan or mortgages is to finance investment such as gas stations, dry cleaners, assisted living facilities, the conventional banks do not approve such loan. However, hard money mortgages are available to the rescue.

In order to be successful in commercial real estate loan, few factors come into play. First, a down payment is required. It is very rare that a real estate loan is granted without giving the stipulated down payment, which can be as high as 30% of the total loan value.

Question by Connie M: What happens if my loan amount is more than my house is worth today cuz of the housing market?
Three years ago, we refinanced our house, got into a 3 year ARM, didn’t know anything about refinancing so I did that, thinking that was the best thing to do. It was worth $ 182,000, the loan was for $ 139,000. Because of the housing market in Florida, one lender said my house was only worth $ 125,000 today. How am I to get refinanced now, what happens?

From what I’m familiar with, you’ll either have to stay in the house until the market turns around and the value of your property increases again or you can network with some real estate investors who may be able to sell your home if you’d be willing to buy into another home.

For more advice (especially considering whatever personal details are involved for your particular situation), you should speak with someone at a bank. And after that, go to at least two more banks and get differing opinions.

Private Money Lenders – How To Find and Market To Private Money Lenders

As I’ve said before, every business on the planet is in the business of MARKETING.


Yes, that includes you.


First and foremost you are a marketer, second you are an investor. You must know how to get leads in order to even have a chance to put your investment knowledge into action.


So, to get private money lenders for your real estate investing business you must find the people who have money.


Who Has Money?


* Your Family and Friends -


Do you have family members who have money that they are earning between 0-5% on? I’m sure you do. Do you think they would want to double the rate of return on their money? I bet they would.


So, why not bring the opportunity of becoming a private lender for your real estate business to your family members first, so you can help your family become more wealthy in the process? Many people hate to ask family members for money… this is a common thing; however, why would you feel uncomfortable helping your family members make more money? You shouldn’t.


The first property I bought (and still own) was bought with 100% private money. A 95% first mortgage (seller carried), and a 5% second which was borrowed from my father. My father is earning 6% on his money rather than 3%, the property cash flows and has gone up in value… if for some reason I screw up and don’t pay my dad (not going to happen), he is in 2nd position on a property with over 0k in equity. It is a no lose for him… and great upside for me.


* Other Real Estate Investors and Businessmen -


Other successful real estate investors have money… and often like to lend out their money to other investors. These are often great private money investors to have on your side because as you’re starting out, they can help you analyze deals… and teach you a ton as you grow as an investor. Also, successful businessmen are great because they know the security that real estate can hold, and know that when the loan is structured correctly they are protected with very little downside.


Talk to other investors and business people that you know and let them know what you do, and that you can provide them real estate secured returns of 9-12% (or whatever you are willing to pay) when they become a private money lender for your company. If there are holes in your presentation or your business model, they’ll likely point them out, which will help you to make your business stronger over time.


* People Nearing or in Retirement -


Think about it… who has a bunch of money just sitting around? Well, people either in or nearing retirement (people 10-15 years away from retirement, up to people who are already retired). Even better, the stock market today sucks and I’ve personally seen many people move their money from the volatile stock market and place the funds in “more secure” investments like CD’s, gold, etc.


It’s your job to find these people and present them another option to lend money to your company for a much better annual return (usually private money lenders are paid between 8-12%). Show them that you know what the heck you are doing, that the risk is relatively low with the strict buying guidelines your company employs, and that you are looking for long term relationships with lenders who want the same.


These people can move their under performing investments (401k, IRA, etc.) into your short term private money loans. It’s a win-win. Again, you as the investor need to be honest with the private money lender, and you need to make responsible decisions on the properties that you invest in.


That’s just a short list of people who you should be going after to recruit as private money lenders for your real estate investing business.


Marketing to these people can be everything from simply handing them your business card that has a blurb saying you are looking for private money lenders who want to earn 10% secured by real estate, and to call XXX-XXX-XXXX or visit www.yoursite.com for more information


… to sending out mailers to a list of retirees… to teaming up with a financial planner, to putting on free seminars about the opportunity, etc.

Here are a few ways you can get in touch with potential private money lenders:


* Ask sellers of the properties you buy if they’d be interested in becoming a lender for your company

* Talk to family about the opportunity and ensure to structure the deal so they virtually can’t lose, and that the risk is on you (unless you want to lose a family member if a deal goes south)

* Ask other investors at real estate investing clubs in your area

* Put up a website and get it optimized in the search engines (we’re creating a training session on this)

* Network at events (chamber of commerce, etc.) and let people know what you do, and how they can be involved

* Send out postcards to a list of people with over 0,000 net worth (you can buy lists from companies who can break it down by net worth and other factors)


Really, there are endless ways to recruit potential private money lenders; however, in my experience… the best ways are to network, let people in your area know what you do, create a website which educates potential lenders, and get referrals from happy investors.
