Private Money Loan

When one has need of borrowing a substantial amount of money, there are two established options for so doing outside of having a friend or family member that can help. One option is conventional, especially when one owns a home and already has had a mortgage tied to the home that they are paying month by month. The home is encumbered with a first mortgage deed in this case. If the home has equity in it, meaning the price of the home paid originally is lower than the home’s current value, a second loan may be available from another conventional lending source; a bank or financial institution. Another option is a private money loan. This type of loan is given by a private party or business to help one with a home and equity or one who needs funds to launch or expand their business.

A conventional loan requires adherence to regulation, review of one’s credit background, income and real property. Such loans do take time to process and the regulating aspects alone can be laborious to work through with all the paperwork. Plus, one’s credit file may be stretched a bit too much if their file already has other outstanding financial delinquencies noted. Such loans though do offer attractive interest rates and reasonable payback terms.

A private money loan offers a fast cash-in-hand solution but at a much shorter payback time with higher monthly payments and interest. It is normal to expect a loan offer within a day of application and the funding within 10 days or less. While private lenders do lend quickly, they seek rapid return on investment as their profit. The payback terms for such loans can have the interest rate as high as 18 percent with a term of only 2 years to pay. Therefore, before considering a loan of this type, one should determine their need of the loan is short term in itself and will not cause them financial stress or damage from the aggressive payback terms and higher interest of the private money loan.

Another name for private money loan is hard money loan or commercial loan.

Sometimes Private Money Loan can be a better solution for overcoming the frustrations of finding the right loan for your personal and business needs. The application process is long and detailed. Only after weeks of waiting might you find that your loan has been denied. Private Money Loans can provide faster access to loan approval and funds.

Question by buddhist_20: What are a few good private student loans that will also cover living expenses?
I applied for financial aid but do not qualify. I’m under 25 and even though my parents do not help me with ANY cost for school or bills they will not approve me for financial aid. I will need around $ 27,000 annually for 1-2 years until I can re-try for FAFSA and financial aid. Any advice or help would be appreciated!

I am sorry to hear that you were denied federal student loans. I too have been hampered by my parents’ income, even though I was independent and it really stinks! You can still get private student loans that will cover you up to the Cost of Attendance (COA) published by your school. COA is determined by your school and should be on their website. There will be two numbers, one for students living on campus and one for students living off campus. Once you know that number, you can apply for a private student loan up to that amount. I used Citibank for mine. I already had my federal loans through them and they had the lowest interest rate. The main problem was that they required a co-signer since my credit wasn’t the best. Hopefully your parents or a relative would be willing to do this for you. The loans will still go into deferment while you are in school, but the interest will accrue, so make sure to shop around for the best deal and only take the money that you absolutely need. Real Estate Investing: How to Create Killer Headlines to Attract Private Money

When marketing to find Private Lenders you need to apply the same formulas and techniques to your marketing to attract attention and get potential lenders to want to know more about you and your program. Let’s go through headlines in terms of what they’re trying to do and how to apply a few simple formulas to create attention grabbing headlines.

AIDA

One of them is a classic formula called the AIDA formula, which is Attention, Interest, Desire, and Action.

Attention is a key word. Free is obviously going to get attention. 100% will get attention. Sex will get attention. Guaranteed will get attention. Cash will get attention. All these words are really designed to grab somebody’s attention.

After you have their attention you must keep their interest. They must be interested in your product or services before they will ever buy. You generally keep interest in the body of your advertsment by telling a story or laying out your private lending program

Next is Action. They must take a desire to action. You must move them from interest to desire. You must move them along that scale to where at the end they’re going to take action. That’s what you want them to do.

The action may be simply emailing you back. They may be saying, “Hey, I’m interested.” You need them to take some action but that action does not have to be buying and can be to join your mailing list or attend a seminar.

Problem – Agitate – Solve

This is where you would highlight a problem. That’s not very hard today with what’s going on in the financial markets. You’d say, “Are you tired of losing 30-50% in your stock portfolio?” You would agitate that.

You might make some further comments about it. “The financial crisis is continuing to devastate people’s portfolios.” Now you’ve agitated that problem a little bit. Then you solve the problem.

“If you’re interested in a higher returning investment in the 9-12% range, please attend our free seminar.”

Do you see what I did there? There’s a problem – losing 40% on your stock portfolio. You’ve agitated it – the world’s coming to an end, do you hear all the press releases, etc. Solve – “Come to our free seminar and learn how to get 9-12% on your investment.”

So problem, agitate, solve. That is a classic formula. It works extremely well. Any time you can incorporate that into your marketing pieces absolutely do that.

Before and After

Kind of similar is the before and after. You can talk about before the financial crisis maybe what you should have done and didn’t do it. Then you can talk about after the financial crisis and what they should do is attend your free seminar, coffee, or free report or whatever.

It would be, “Before what you were doing was fine. Now it’s after and what worked then doesn’t work today so you need to attend my seminar.” Again, you can see what’s happening here, we’re kind of going through this.

Testimonials

You can work on testimonials. You can have other private lenders who have been successful with you. Providing testimonials you can even to a certain extent make that one of your headlines if that person said something particularly compelling. If it looks like it would be a nice headlines and you can put in quotes – “As said by so-and-so, a private investor of mine,” testimonials work.
